How we build a concrete parking lot

The strength of a lot is decided below the surface long before any concrete arrives. We start by evaluating and preparing the subgrade, the compacted native soil that everything sits on. Soft or uneven subgrade is the single most common reason lots crack and settle early, so we grade it to the right elevations and compact it properly.

On top of that we place and compact an aggregate base, a layer of crushed rock that spreads loads, breaks capillary moisture and gives a stable, free-draining platform for the pour. Then we set forms to the finished grades, confirming that the whole lot pitches toward the drains the way it should.

Reinforcement goes in next. Depending on the loads a lot will carry, we use reinforcement such as rebar mats or dowels at the joints to tie panels together and keep them from moving independently. We then pour the concrete, screed and finish it to a safe, consistent surface texture, and tool or saw the control joints that tell the slab where to crack as it cures. We also detail expansion joints where the lot meets buildings, curbs and other fixed structures so seasonal movement has somewhere to go. Finally we protect the fresh concrete through proper curing, which is what actually lets it reach full design strength instead of drying out too fast in the heat.

Slab thickness and traffic loads

We match slab thickness for traffic loads to the actual use. We specify thickness, base and reinforcement to the heaviest wheel loads a given zone will see, and often build heavier sections at approaches and dumpster pads where the punishment concentrates.

Drainage and slope

Standing water shortens the life of any pavement and creates a liability the moment it freezes or grows algae. We design drainage and slope so water sheets to inlets and out of drive paths, tying grades to your existing storm system. Getting the fall right the first time is far cheaper than fighting ponding later.

Joints, ADA and striping

Joint layout is planned around the lot geometry, not added as an afterthought, so panels crack cleanly along the joints instead of randomly across stalls.
